Sauer Properties commissioned Commonwealth Architects to develop the master plan for Stuart’s Crossing, a proposed, mixed-use, 24-acre development at the intersection of Virginia Center Parkway and US Route 1 near the I-295 intersection. Located in a major retail corridor in northern Henrico County, the site was rezoned for retail, residential, and office use.
The master plan calls for a 75,000 square-foot fitness center with a 55,000 square-foot retail anchor tenant. Other, stand-alone retail spaces are proposed near the site’s main entrance off Virginia Center parkway. New, single-family houses will be added along Francis Road to the south to complete the development of the block. A neighborhood park is also proposed for the site’s southeast corner, complete with an open area and playground. Two ponds, one wet, one dry, will assist with stormwater management, while fountains and a surrounding jogging trail add to the site’s park-like setting.
