Commonwealth Architects teamed with design-build partner S.B. Ballard Construction Company to design the Metro Parking Structures for Loudoun County. As part of a transit-oriented development plan, the decks, which will have direct access to the new Metrorail Stations, and will provide long-sought-after transportation pathways that will connect commuters from the Loudoun County corridor to Washington, D.C., and travelers to Dulles International Airport.  The Loudoun Gateway Parking Garage will connect to the Loudoun Gateway Station via an open-air covered pedestrian bridge.  The Ashburn Station South Garage will connect to Ashburn Station, which will be the new western terminus of the Silverline. The project involved the design and construction of 2 precast 6-level parking structures providing approximately 1,965 spaces at the Route 606 site where an elevated pedestrian bridge connects to the Loudoun Gateway and 1,540 spaces at the Route 772 Ashburn site.

Both decks have been designed to Parksmart certification standards, the world’s only certification system designed to advance sustainable mobility through smarter parking structure design and operation, and include full electronic parking guidance systems (red light / green light sensors) and several electric vehicle charging stations. Parksmart complements LEED and is administered by Green Business Verification, Inc.

This project is part of a 2-phase 23-mile extension of Washington’s existing Metrorail System by the Metropolitan Washington Airports Authority (MWAA.) The extension of the Silver Line will add 11 new stations and provide a one-seat, no-transfer ride for passengers, offering the highest ridership potential with the fewest impacts on residential areas and the natural environment. With direct access to the new Metrorail Stations, the decks provide long-sought after transportation pathways connecting Reston, Ashburn and Loudoun County with Washington Dulles Airport, significantly enhancing accessibility and travel for commuters and travelers.
