This 30,000 square foot retail center is built on an elevated concrete slab, which hovers above the 100- year flood plain. River Road II Shopping Center offers a total of 13 storefronts and 127 parking spots.
Building over the flood plain allowed the developers to construct this building across the street from their existing high-end shopping center. The developers desired that the look of the new building be somewhat historical without mimicking the Colonial Revival style of its sister center across the street.
Our design team’s solution was to give the building the massing and detailing of a Victorian-era mill building, that may have been added onto over time, and ultimately turned into the shopping center it is today.
Landlord services were also included in this project, which involved assisting in the review and approval of tenant improvements on the landlord’s behalf as well as the architectural design of any modifications to the building shell deemed necessary for tenant improvements.
The construction of the River Road II Shopping Center was completed in 2001.
