Commonwealth Architects was commissioned by Gumenick Properties to update a master plan for Monument Square, a premier residential property on Monument Avenue near Richmond, Virginia. The master plan provides a seamless transition between existing buildings, utilities and roadways on the property and the proposed new residential construction. Incorporated into the most recent phase of 104 total residences are a mix of mansion condominiums and three-story townhouses. Together the new structures are designed to enhance the existing community.

The five-story mansion buildings are designed with 12 condominium flats each, ranging from 1,100 -3,400 square feet, on four levels above a secure podium-style parking garage. The townhouse designs reflect the historic charm of the surrounding residential districts. Four elevation variations have been designed, each with multiple color combinations and upgrade packages allowing for an individual owner’s customization. Generous 30-foot wide lots allow for a range of two to four bedrooms, large open living spaces, balconies on each floor, and a two-car garage in 2,900 square feet of space.
